What we do

We offer independent consultations for people who want to relocate to Sicily and need grounded, practical guidance.

We help you understand:

  • where to live and why
  • how the process actually works on the ground
  • what to expect before and after the move
  • which decisions matter, and which don’t

This is not a generic checklist. Every situation is different.

Real estate and auctions

Real estate is one of the most confusing parts of moving to Sicily.

It is also where people lose the most money when they rely on the wrong advice.

We help you understand:

  • buying property in Sicily as a foreigner
  • how auctions work and who they are suitable for
  • risks, timelines, and realistic expectations
  • how to prepare before speaking to agents or lawyers

We do not sell property and we do not represent sellers.

We work on the buyer’s side, helping you understand the process, ask the right questions, and avoid costly mistakes.

When needed, we connect you with trusted real estate agents, auction specialists, and lawyers we know and have experience with.

We stay on your side throughout the process so you are not navigating decisions alone.

Daily life in Sicily

Living in Sicily is very different from visiting Sicily.

Because we live here, we can advise on:

This is often the part people underestimate and the part that determines whether they stay or leave.

Annija’s education and previous professional experience allow her to understand:

  • how to prepare documentation properly
  • where people usually make mistakes

We help you understand the process and prepare for it.

When legal or specialist advice is required, we will clearly tell you and point you toward a qualified professional.

We believe that anyone who claims they can “do everything” does not have your best interests in mind.

What we are not

Transparency matters.

  • We are not lawyers.
    Annija holds a law degree, which allows her to understand legal frameworks, administrative systems, and where legal risk begins. That same background is also why we are clear about limits. A law degree alone does not make someone qualified to advise on all legal matters. Proper legal advice requires a lawyer who is specialised in the relevant field and jurisdiction. Any responsible legal professional will tell you when a specialist is required. When a situation calls for qualified legal advice, we will always say so and guide you to the appropriate professional.
  • We are not acting as legal representatives.
    We do not replace lawyers, notaries, or other regulated professionals.
  • We are not real estate agents.
    We do not represent buyers or sellers in the legal sense, and we do not negotiate or decide on transactions on your behalf.
  • We do not present ourselves as a one-stop solution.
    Relocating to another country involves multiple systems and professionals. Anyone claiming they can single-handedly handle every aspect of the process is not acting responsibly or in your best interest.

Our role is independent, experience-based guidance to help you understand the landscape, ask the right questions, and know when specialist support is necessary.

How the consultation works

  1. Introductory call
    We start with a short introductory call to understand your situation, goals, and concerns. This helps us determine whether and how we can realistically help you.
  2. Preparation and focused consultation
    If a consultation is useful, we prepare in advance based on your questions and circumstances. This allows us to give detailed, relevant answers and focus on what actually matters for your situation.
  3. Clear next steps
    You leave with clarity, realistic expectations, and an understanding of your next steps — including when specialist input may be required.

Further consultations are scheduled only when necessary. Our aim is to cover as much ground as possible in as few consultations as possible, so that your time and money are used responsibly.

Our goal is for you to move to Sicily feeling informed, supported, and confident — knowing you have someone you can rely on before you arrive and while you are settling in.

Initial call: €9
A short call to understand your situation, answer key questions, explain how we work, and help you map your next steps.

Follow-up consultations: €70 per hour
Booked only if and when you feel they’re useful.
